Our vision

Small footprint living in Melbourne’s inner north

Our first project, 122 Roseneath Street in Clifton Hill, brings together smaller footprint living with connected shared spaces and a sustainable approach. Designed for community to form, 122 Roseneath Street is now home to 67 households living a more vertical life which is healthier, well-connected and sustainable.

The homes

Homes designed to last

All homes at 122 Roseneath Street were designed to feel comfortable to live in. The building has smart layouts that maximise natural light and ventilation, and provides flexibility for family life – so our residents can adjust the living spaces with sliding doors to suit changing needs and preferences. We prioritised quality finishes and fixtures over luxury materials at 122 Roseneath Street. Each apartment's interiors have been thoughtfully considered – they’re subtle, robust, and designed to last the distance. We used high quality materials including cork and timber complemented by fine tiling.

The building

Community, sustainability and good design

We chose quality over quantity at 122 Roseneath Street. Our building is designed to enhance liveability and connection, and we also wanted to design apartments and townhouses that we would want to live in. So we focussed on three key design aspects: connected community, environmental sustainability, and good apartment design outcomes. Throughout the building, shared spaces create the possibility for communities to form amongst residents. We treaded lightly on the planet by using renewable energy – solar on the roof powers the shared spaces in the building - and inviting the outdoors into each home with a greened walkway that winds its way along the raised first floor. This improves resident’s quality of life by providing comfortable apartments in any season, with natural light and ventilation.

Features of the project

6.5 NaTHERs rating

122 Roseneath Street has a 6.5-star NatHERS rating – meaning apartments have a stable temperature no matter the climate and are more cost efficient to run. 

Sustainable approach

Designed to minimise environmental impact. A solar panel system on the roof powers shared spaces, and a rainwater harvesting system feeds communal gardens. Homes are equipped with double glazing and sliding shutters to regulate the indoor temperature, while also enjoying plenty of natural light and ventilation. 

Designed by residents, for residents

At 122 Roseneath Street, we co-created spaces that reflect the values and vision of the residents. From renewable energy use to increased bike storage, we listened to the feedback and preferences of the people who wanted to live here. They helped us decide on what they needed in their community, what features were important to them, and how they wanted to lead their lives, together. 

Shared spaces

A shared life is a more connected one. Residents enjoy the perks of a communal room for hosting guests and social events, a workshop for tackling DIY projects, and a shared laundry that lets you wash and dry your clothes outside your apartment. These amenities are not just convenient, but also enhance residents’ lifestyles and help build connection with their neighbours.  

Urban greenery

We know the importance of green spaces on wellbeing, especially in apartment living. With landscaped gardens across the building, we wanted to bring green spaces into residents' lives – on balconies and in courtyards. We also built a walkway that loops its way around the raised first floor of the building, with landscaping that creates shade and helps to cool the building in the hotter months. Plant species native to Australia were planted to encourage local biodiversity – especially visitors from the nearby Merri Creek.  

Ground floor

Tarda is a local café and wine bar that sits on the ground floor of 122 Roseneath Street. It's a welcome addition to the backstreets of Clifton Hill and serves as a great meeting place for residents and the wider community to enjoy. If you can’t get a table, find yourself a seat on the entry stairs to 122 Roseneath Street. Designed as the perfect impromptu spot for coffee and a chat.

The neighbourhood

Leafy surrounds close to the city

122 Roseneath Street is on the lands of the Wurundjeri Woi-Wurrung peoples of the Kulin Nation. The project sits close to where Merri Creek and the Birrarung (Yarra River) meet – known now as Dights Falls. This place was, and continues to be, a significant and important meeting place for Wurundjeri.  

We love the quiet and green neighbourhood of Clifton Hill, where you can feel the place's history and the community spirit. In recent history, a former quarry site gave way to a heritage-protected suburb, where the old and the new blend together.  

We built 122 Roseneath Street in Clifton Hill, because we wanted to create more opportunity for people to live in Melbourne’s inner north. Located close to the city, public transport links, parks and walkways that wind their way down the Merri Creek and the Birrarung (Yarra River) – we knew this neighbourhood would contribute to the wellbeing of our residents.
